A Washington Reader's Case for a New Brunswick Oceanfront Condo

Washington and Grand-Barachois, New Brunswick don't share a market, a currency or a coastline, but they do share a number worth putting side by side: the price of a square foot.

In Washington, DC, the median sale price works out to $503 a square foot across all housing types, and it's down 2.3 percent from a year earlier (Redfin, July 2026). This oceanfront condo on the Northumberland Strait works out to about $227 a square foot in US dollars — roughly 45 percent of the Washington figure, under half, for a unit that sits on open water.

The unit is Unit 105 at Le Rivage, 69 Cap Bimet Blvd, Grand-Barachois, New Brunswick, MLS(R) NB136449. It's listed at $529,900 CAD, about $382,000 USD. (Converted at about 0.72 USD per CAD, August 2026; the rate moves, so treat the USD figure as approximate.) At 1,687 square feet that comes to $314 per square foot in Canadian dollars, about $227 USD — the figure used in the comparison above.

It's a two-bedroom, two-bathroom unit built in 2009, one of the larger layouts in the building, with an open kitchen built around a seven-foot quartz island. The primary bedroom faces the water; the second bedroom has its own access to a bathroom. The views are unobstructed, straight out over the Strait.

Le Rivage is a condo building, not a private estate, so several of the best features are shared rather than exclusive to this unit: residents share an in-ground heated pool, rooftop hot tubs, tennis and pickleball courts, a community garden, a fitness centre, and an owners' lounge and games room. The building also handles the exterior and the grounds, which matters for anyone weighing this against a cottage that needs its roof, siding and lawn looked after every year.

Grand-Barachois sits on the Northumberland Strait, which has some of the warmest saltwater in Canada, and it's a short drive from Shediac, known for its beaches and its lobster. The property is about a 30-minute drive from Greater Moncton Romeo LeBlanc International Airport (YQM). There's no nonstop service between Washington and YQM; getting there means a connecting flight, typically through Toronto or Montreal. That makes this a place you settle into for a stretch — a season, a summer, a long visit — rather than a weekend trip.

Winters on the Strait are real winters, and plenty of owners in this area are seasonal rather than year-round residents; that's an ordinary way to hold a place here, not an exception. The building's turnkey structure suits that pattern.

This page isn't the listing. The property is listed by Donald Robichaud of Royal LePage Atlantic, and any questions about viewing or offers go through that listing. What's here is a starting point: if the per-square-foot gap is interesting enough to look closer, see the photos and current price, or get price changes and open houses by alert.
