Waterfront always costs more than the equivalent square footage inland — that much holds true on any coast or lake in this part of the country. What is harder to find is a real number for what direct oceanfront costs when it is not a cottage, and where the building, not the owner, deals with the roof and the grounds.
Unit 105 at Le Rivage, 69 Cap Bimet Blvd, Grand-Barachois, New Brunswick, is one such number: $529,900 CAD, 1,687 square feet, $314 per square foot. It is direct oceanfront on the Northumberland Strait, with unobstructed water views, and it is one of the largest layouts in the building. Two bedrooms and two bathrooms, built in 2009. Set against the Montreal condo market, where the median condo runs about $430,000 to $432,000, about $528 to $659 per square foot (QPAREB, July 2026): this property costs somewhat more than a typical Montreal condo, but at $314 per square foot it is below the per-square-foot range of an ordinary Montreal unit, and what it buys is direct saltwater oceanfront rather than a unit in the city.
A direct flight from Montreal (YUL) to Greater Moncton Romeo LeBlanc International Airport (YQM) runs about 1 hour 21 to 1 hour 35 minutes; driving is about 9 hours. The property is about a 30-minute drive from YQM, and a short drive from Shediac. Under an hour and a half in the air is a shorter trip than many weekend cottage drives out of Montreal.
The Northumberland Strait has some of the warmest saltwater in Canada, and the Shediac area is known for its beaches and its lobster. Winter is a full season here. Holding the property seasonally — a summer base rather than a year-round home — is an ordinary arrangement in this area, common among retirees, snowbirds, remote workers and people with family ties to Atlantic Canada.
