From Philadelphia Money to Direct Atlantic Oceanfront

Philadelphia's median sale price is about $220 a square foot across all housing types, up 4.0 percent from a year earlier (Redfin, July 2026). A 2-bedroom, 2-bathroom condo at Le Rivage in Grand-Barachois, New Brunswick, on the Northumberland Strait, is priced at $529,900 CAD, about $382,000 USD — $314 CAD per square foot, about $227 USD. (Converted at about 0.72 USD per CAD, August 2026; the rate moves, so treat the USD figure as approximate.) That is not a discount against Philadelphia; per square foot it is, if anything, slightly more. The reason to look isn't a lower price. It's what the same money buys instead: 1,687 square feet of direct oceanfront with unobstructed water views, rather than another inland-city condo.

Built in 2009, the unit is one of the larger layouts in the building. The kitchen is open, built around a seven-foot quartz island. The primary bedroom faces the water, and the second bedroom has its own private bath access. This is direct waterfront on the Strait, not a water-adjacent view from several blocks back.

Le Rivage is a condo building, and much of what draws people to a place like this is handled by the building rather than the owner: an in-ground heated pool, rooftop hot tubs, tennis and pickleball courts, a community garden, a residents' fitness centre, and an owners' lounge and games room are amenities the building offers and residents share, not private features of this unit. The building also handles the exterior and the grounds, which matters for anyone planning to be there only part of the year.

Grand-Barachois is a short drive from Shediac, known for its beaches and its lobster, on a stretch of the Northumberland Strait that has some of the warmest saltwater in Canada. It's about a 30-minute drive from Greater Moncton Romeo LeBlanc International Airport (YQM).

Life here runs on a real calendar, not a resort one. Summers bring the warm water the Strait is known for; winters are an ordinary Atlantic Canadian winter. The condo is turnkey rather than a cottage that needs opening and closing each season, which is part of what makes being a seasonal or part-year owner here an ordinary arrangement rather than an unusual one.

Getting there from Philadelphia isn't a short hop. There is no nonstop flight to YQM from any U.S. city; the trip is a connecting flight, typically through Toronto or Montreal, and door to door it runs 7 hours 35 minutes to 9 hours 44 minutes (Rome2Rio, 2026). This is a place to plan a stay around, not a weekend errand.

For comparison, Philadelphia's own condo market has a median listing price around $350,000 (Redfin, 2026). This property, at about $382,000 USD, is close to that figure but somewhat more, not less — comparable money, not cheaper money.
