Waterfront, Priced Against Muskoka — From Ottawa
In 2025, only 68 waterfront properties under $500,000 sold in all of Muskoka, against 428 in 2016 (CV Real Estate / Jeffrey Braun, 2026). That is the shape of the Ottawa-area cottage market right now: entry-level waterfront has all but disappeared. The median Muskoka waterfront property is about $950,000 in 2026, down from a 2022 peak of about $1.235 million, and average waterfront on the "Big Three" lakes — Muskoka, Rosseau and Joseph — runs $2.2 million to $2.9 million.
Unit 105 at Le Rivage, 69 Cap Bimet Blvd, Grand-Barachois, New Brunswick, is asking $529,900 CAD — roughly half the Muskoka median, and a fraction of Big Three pricing. It is 1,687 square feet, $314 per square foot, two bedrooms and two bathrooms, built in 2009, with direct oceanfront on the Northumberland Strait and unobstructed water views, not a lake view shared with cottage-country crowds and bidding wars. Against the Ottawa condo market rather than the cottage market: an ordinary Ottawa condo runs about $384,000 to $441,000 (OREB/CREA, Q2 to mid-2026). This property costs more than a typical Ottawa condo, but it buys direct saltwater oceanfront rather than a unit in the city.
A direct flight from Ottawa (YOW) to Greater Moncton Romeo LeBlanc International Airport (YQM) runs about 1 hour 38 to 1 hour 44 minutes; driving is about 13 hours. The property is about a 30-minute drive from YQM and a short drive from Shediac — for many Ottawa buyers, a shorter trip than the drive up to Muskoka on a Friday afternoon.
The Northumberland Strait has some of the warmest saltwater in Canada, and the Shediac area is known for its beaches and its lobster. Winter here is a real season. Owning seasonally — a summer base rather than a year-round home — is an ordinary arrangement in this area, not an exception.
