What Oceanfront Actually Costs, From Boston
If you've priced oceanfront on Cape Cod or the southern Maine coast, you already know the number. Homes on Cape Cod commonly start at $1 million and up (Erin Terkelsen / Homes of Cape Cod, 2026). Even a modest cottage on the southern Maine coast, with limited views, starts around $1.2 to $2 million, and premium spots such as Kennebunkport run $2 million to $10 million and above (Maine Real Estate, January 2026). That is the real cost of direct saltwater oceanfront within reach of Boston.
Unit 105 at Le Rivage, 69 Cap Bimet Blvd, in Grand-Barachois, New Brunswick, is asking $529,900 CAD — about $382,000 USD — a fraction of what oceanfront runs on the Cape or in Maine, and it is direct oceanfront on the Northumberland Strait, not a distant view. The unit is 1,687 square feet, $314 per square foot in Canadian dollars (about $227 USD), two bedrooms and two bathrooms, built in 2009. It has one of the largest layouts in the building, an open kitchen with a seven-foot quartz island, and a primary bedroom facing the water. The second bedroom has private bath access. Residents share an in-ground heated pool, rooftop hot tubs, tennis and pickleball courts, a community garden, a fitness centre, and an owners' lounge and games room.
Against city buying power rather than coastal buying power: an ordinary Boston condo runs about $725,000 to $850,000 citywide, about $696 to $977 per square foot, and premium neighbourhoods such as Back Bay and the Seaport run $1,000 to $2,200 per square foot (GBAR/Redfin, 2026). At about $227 per square foot in US dollars, this property is roughly 23 to 33 percent of the per-square-foot price of an ordinary Boston condo, and well under that against premium areas. Converted at about 0.72 USD per CAD (August 2026); the rate moves, so treat the USD figure as approximate. Unlike a Cape or Maine cottage, it is also a condo: the building looks after the exterior and the grounds, so there is no roof, siding or landscaping to manage from Boston.
Getting there is a shorter trip than it sounds. There is no nonstop service between Boston and Greater Moncton Romeo LeBlanc International Airport (YQM); the trip is one connection, normally through Montreal. Driving is about 500 miles, roughly 8 hours. The property is about a 30-minute drive from YQM, and a short drive from Shediac. For many Boston buyers already used to Cape or Maine waterfront, the trade is one connecting flight in exchange for a coastline that still has entry-level prices.
The Northumberland Strait has some of the warmest saltwater in Canada, and the Shediac area is known for its beaches and its lobster. Winters here are a full season, and plenty of owners in this area hold the property seasonally rather than year-round — an ordinary way to own here, not an exception.
